Land First in 2026: How an $800 Tax-Auction Lot Killed My Rent Check
I did not buy land the rich way. I bought land because rent was eating my whole check and I needed one bill I could actually kill. Land first changed everything — not a house first, not a landlord first, the dirt first. If you are squeezed by the economy and tired of watching your money leave every month, this is the play nobody put in front of me early enough.
🏁 The Cheap Way In: Tax Liens and Tax Deeds
Most people think you need perfect credit and a big down payment to own land. I learned a different door exists. When an owner stops paying property taxes, the county still needs its money. That is where tax liens and tax deeds come in.
Best For: starters with little money who can be patient and do homework.
Why It Wins: you are not competing with every buyer on the regular market — you are working a county list most people never read.
A tax lien is you paying the back taxes and earning the right to be repaid, with interest, or to move toward the property if the owner never redeems. A tax deed sale is closer to buying the property itself through the county process. The rules change by state and county, so you learn your county first. That homework is the entry fee.
💰 The Back Taxes ARE the Deal
Here is what clicked for me: the amount owed is the deal. A lot is cheap only when the back taxes, fees, and your cost to get clear ownership still leave you owning dirt for a fraction of its open-market price.
Run the full math before you bid — bid, back taxes, county fees, and title costs. If the numbers do not work on paper, walk away. There is always another list. Discipline keeps this a wealth play instead of a gamble.
🔍 What to Check Before You Bid
I check the same things every time, in this order:
- Zoning: can you actually use the lot the way you plan, or is it restricted?
- Liens and title issues: are there other claims sitting on the property?
- Flood zone: cheap land in a flood zone can get expensive fast with insurance and building rules.
- Access: is there a real road to it, or is it landlocked behind somebody else's parcel?
- Utilities nearby: water, sewer or septic options, and electric change your build cost completely.
That full check system is exactly why I built the Land Checklist 2.0 — 44 checks across before you bid, after you own, and picking your money lane, so you do not learn an expensive lesson after you already paid.
⏳ Respect the Redemption Period
Never present land as buildable during redemption. After a tax sale, the former owner often gets a redemption period — a state and county clock where they can repay and reclaim the property. That clock matters. Until it runs and your title path is clear, you plan, you research, you line up your next steps — you do not build like it is already settled. Patience protects your money here.
📍 Where to Find the Auctions
Start local and official. Check your county treasurer and tax collector lists, sheriff sales, and land banks. Then look at auction platforms like Bid4Assets and GovDeals, where counties list surplus and tax-sale properties online. I buy via online auctions — no license and no travel needed to start learning your market. Read one full list, pick five lots, and run the checks on paper before you ever bid on one. Practice is free. Mistakes are not.
🧮 Rent vs. Property Tax Math
This is the math that sold me. Rent is a bill that never ends and builds somebody else's equity. Property tax on a small lot you own outright is a known, much smaller yearly cost. I was not trying to be fancy — I was trying to cut the biggest society bill in my life. No rent eating the check meant I could finally stack instead of scramble. Own the dirt first, and the rest of the plan gets room to breathe.
🏕️ My Story, No Filter
I was squeezed by the economy and bills, working and still feeling behind. I bought a vacant lot the cheap way through the tax lien and tax deed route — my own videos show a lot from a tax auction site for $800. I put an RV and a generator on the land, cut back hard on society bills, and used the freed-up money to stack and reinvest in myself and my business. I am still working toward the house build. That is the real timeline — failures, slow seasons, and successes included. Time is the real currency, and owning the land bought me time.
👑 Buy Back the Community
This was never just about one lot. The mission: buy back our community and build generational wealth instead of starting from zero every generation. One lot becomes a foundation. One foundation becomes a home. Start where you are and run the checks.
Your next step is simple: grab the free Land Checklist 2.0 and run your first five lots on paper this week. Then keep building — land is my foundation lane, and over at FDWA I help people build the income systems to fund the next move.
